How do you check that land really has a land title in Cameroon ?
The land title is the only document that definitively proves ownership in Cameroon. A sale attestation, a customary deed or a “paper from the chief” do not replace it. Three checks : the title exists and carries the seller’s name, it can be verified at the Land Registry through a statement of real rights, and the land you are shown really is the land on the title.
What is a boundary survey for ?
A boundary survey fixes the exact limits of a parcel on the ground : a licensed surveyor measures it, plants numbered markers and draws a plan stamped by the cadastral service. Without one the limits stay vague — the leading cause of disputes between neighbours. The surveyed area is often different from the announced one : you pay for the surveyed area.
Can you buy land in instalments ?
Yes : SCI Miniature accepts payment outright or in instalments, over a term set once your file has been studied. It is neither a loan nor a spoken promise — the term, the amount of each instalment and what happens if you fall behind are written down and signed before any reservation. Every payment gets a numbered receipt.
Which documents do you get before paying ?
Six documents are handed over before any payment : a copy of the land title, the location plan, the boundary survey plan, the planning status, the draft notarised deed and the payment schedule. You may have them checked by your own notary, at your expense : we recommend it.
Where is SCI Miniature’s land located ?
The land is in Yaoundé and its outskirts, mainly at Mfou, Fegmimbang and Soa. All these areas are inhabited and connected to the electricity grid. The office is at Tsinga Village, Terminus Nkolbong, in Yaoundé.
How much does land cost in Yaoundé at SCI Miniature ?
Prices run from 3,500 to 15,000 FCFA per square metre depending on the area and the distance to the tarred road. The price per m² is shown on every parcel, and plots are sold individually. The complete legal file is handed to you before any payment.
How does a land visit work ?
La visite est à la charge du client et se fait sans engagement, sur place avec un conseiller, bornes comprises : les repères vous sont montrés un par un. Ce qui manque sur un terrain vous est dit avant la visite, pas après.
How do you pay without risking a scam ?
Payments are made only into an account in the company’s name, or an MTN MoMo or Orange Money merchant number in the company’s name — never into a personal account. You get a numbered receipt for every payment. No reservation is taken until the terms are signed.
